The Disney market is booming as the median price hits $330,000...
The biggest news in Disney real estate history as the median price hits an all-time high of $330,000 and a massive 21.2% increase when compared to July 2020.
Although sales have slowed down when compared to the months of March through June, sales are still booming as 764 homes sold in July, an 8.2% increase compared to this time last year.
Inventory continues free fall with only 726 homes on the market, a huge -260% decrease compared to July 2020. This is the 8th consecutive fall and the largest decrease in inventory for over 15 years.
In summary, this Disney real estate market is on fire with more and more people relocating and investing in Central Florida. I've personally had calls from people all over the US, Canada, and the UK looking to take advantage of the booming Disney vacation market. I don't foresee the market slowing time anytime soon, especially with international borders expected to be open by the end of the year. When they open I'm fully expecting a huge influx of buyers from South America, Canada, and the UK to further boost sales and push the median prices to all-time highs.
For buyers, there are still deals out there with agents who are not familiar with the area listing homes undervalue. I'm watching the market every few hours for deals and if you're interested I'll make sure I find you the right home that will produce not only produce short-term rental revenue but cash equity.
For sellers, we're seeing homes flying off the market in just a couple of days, others in just a few hours. We're seeing multiple offers and homes selling well over list price with buyers waiving appraisal contingencies. If you're looking to sell, now is the best time we've seen in years.
